The District at Green Valley Ranch is one of the most unique streets our town has ever experienced - urban and charming, convenient and eclectic. The District is a Las Vegas loft defined by swirl of colors and flavors to be thoroughly enjoyed with over 40 fine shops and restaurants lining both sides of a bustling "Main Street."

All the homes come with granite countertops, stainless steel appliances and the cabinets are upgraded. It takes more than a passing curiosity to see the condos at The District. It takes an appointment. All you need is furniture to move in.

With prices ranging from $350,000 up to one million dollars, the condos are all about luxury ... that and the jaw dropping views. "$25,000 for a strip view." The condos are the crowning jewel of American Nevada's outdoor shopping mall, The District, which opened in April, 2004. Company President John Kilduff says empty nesters and young professionals will be the target market for the upscale flats. "As land gets more and more expensive, there's going to be more and more vertical construction. What's unique about this is the integration of office, retail and residential all on one main street."

Owners will also have access to a private theater, library and state of the art fitness center. But chances are, it's the rooftop garden that'll get the most use, from its outdoor fireplace to full barbecue facilities. But ownership does come with some pretty strict rules designed to protect tenants and shoppers. For instance, no loud music blaring down onto the mall, and no strange window coverings, just white or off white only.

"There's only 88 units. There's a concierge and porters. It's going to be a very unique environment." As for size, the condos range from just 875 square feet to about 18 hundred. Developers are confident, though, that what the space lacks in size is made up for in style. Depending on interest, there's a chance The District and the number of condos available will grow. American Nevada owns another 35 acres across Green Valley Parkway, land that gives them room to add more shopping, and more flats.
